Conditions Agreement
By making a booking you are agreeing to accept the following terms and conditions for you and all those who take part.

Tariffs
Prices are in Euros and refer to the period requested.

The price includes, as shown on the website, charges for electricity gas and water, kitchen linen with weekly changing, bed linen and towels with weekly changing, possible parking for one car/scooter each apartment and the use of the common areas.
The price does not include the cautionary deposit, possible damages and costs for personal requests that will have to be paid at arrival time.
We reserve the right to change the advertised prices of our properties at any time without prior notification. However we will confirm the price of your holiday at the point of booking (excluding any extra) and it will be not changed under any circumstances.

Reservation & Deposit
To make a reservation please use the proper on-line Booking form that you will find in any page of the website www.vacanzeasalina.info.You will have to provide us with your personal details, including a reachable telephone number, an email address, the dates of your stay and the number of people in your party . To confirm your reservation you have to provide a valid credit card number (the validity will be checked immediately after charging and diverting the amount of € 1.00) which we will keep to guarantee the reservation in accordance with our cancellation policy. Case Vacanza Cafarella reserves the right to pre-authorize your card to arrival.

Alternatively, you can give us a deposit of 30% by bank transfer or paypal (payment via paypal includes a 5% surcharge on the amount to be paid) and the balance, in this case, within free cancellation policy terms. N.B. In case of transfer you have 24 hours to pay the deposit, while the balance will have to be available in our bank account the 10th day prior to arrival. (Ex Arrive January 15, the transfer must be available on our bill Jan. 5). In case of bank transfer we recommend to send us a copy of it by fax or email. In case of a non-refundable tariffs the full amount must be paid in advance by credit card.

*Should you not respect the above deadlines the booking will be treated as a cancellation, the dates will be automatically released and we will feel free to re-let it again.

If you only want to send an enquiry or have any doubt, before booking online, you can ask for information by writing an email on “Contact us” on www.casecafarella.it and provide us with your contact info to reach you as soon as possible.

Cancellation Policies
Reservations can be cancelled within 10 days before your arrival with no charge (Arrival Jan 15th= Free Cancellation within midnight of Jan 4th) and you will be given the amount back or the pre-authorization diverted, otherwise the whole amount of your stay will be lost.
In case of early departure, we will keep the amount agreed for the whole stay.

In case of a non-refundable discounted rate, non refund will be received.
Any cancellation or modification, if within cancellation terms, must be notified in writing to our email info@casecafarella.it and will have to be confirmed by the owner in writing.

Cancellation Policies August

If cancelled or modified up to 20 days before date of arrival, no fee will be charged.If cancelled or modified up to 15 days before date of arrival, 30 percent of the total price of the reservation will be charged.If cancelled or modified up to 10 days before date of arrival, 50 percent of the total price of the reservation will be charged.If cancelled or modified later or in case of no-show, the total price of the reservation will be charged. In case of early departure, we will keep the amount agreed for the whole stay. In case of a non-refundable discounted rate, non refund will be received. Unavalability of holiday house
In the unlikely event of us been unable to allocate you the house booked, you will be given the options of either accepting an offer of alternative accommodation of a similar standard, in a similar location or a full refund of all monies paid to us. In the event of you opting to take a refund, compensation will be limited to the amount of money we have received to date

 Management standards of the holiday homes
According to the regional law of holiday homes, the manager is obliged to a weekly linen change and to a cleaning of the apartment any guests’ changeover.
Any extra change of linen, requested by the guest has a cost of € 15.00 per person, payable in cash at time changing. Linen includes bed linen and one set of towels (personal, face and shower) per person.

The units are equipped with beds, pillows and blankets, closet, hangers, drawers, bedside tables or shelves, central lighting, wall sconces or bedside lamps, table for eating meals with chairs, armchairs or sofas in the living room with seats, broom, shovel, bucket, mop. Everything will have to be compared to the number of sleeps.

Kitchens are equipped with a stove with oven, refrigerator and relative power, sink with drainer, a battery of kitchen, two kitchen knives, 1 sugar bowl, a coffee pot, a colander , a bowl, a grater, a juicer , a bottle opener / corkscrew, a can opener, a milk jug, with a trash bag plastic, a tablecloth, napkins and dish cloths.
For each host:tazzina two knives, two forks , two spoons , two teaspoons, two dinner plates, soup plates and two glasses, a coffee cup and a cup.

The bathrooms, in addition to the linen, are equipped with a waste basket, mirror and contiguous outlet for electricity, shelf, toilet brush, bath mat .

Arrival – Payment – Cautionary Deposit
At least 24 hours before your arrival the guest must inform the owner about your arrival time, in order to welcome you at the apartment, as we do not have a reception.

On the arrival day you can check-in from 16.00 to 22.00. On arrival at the accommodation, guests need to show their passports or ID cards. The contact person at the accommodation has the right to refuse admittance to guests who do not present valid identification.

At arrival we will hand over the key, we will show you the apartment and together with the balance for the apartment you will have to pay the cautionary deposit of 100,00€ to cover possible damages.
The deposit will be given back at departure after the manager has checked the apartment. In case of damage the guest will have to refund the owner before leaving.

We accept the following payment methods: cash, credit cards (visa, mastercard and bancomat) and paypal.

Departure – Return of the property
Upon departure the owner will meet you to get the key back and to check the status of the apartment, if it is released in the same conditions as it was given and if all the rules of this contract were respected, you will receive the deposit back. Any damages will have to be deducted from the cautionary deposit. The apartment check-out is at 10.00 am, unless otherwise agreed.
 
Animals
We regret pets are not allowed.
 
House Rules -Stay
-In the unlikely event that you observe any damage on your arrival or any issues arise during your stay, including maintenance, please contact us immediately and to deal with your query / complaint. If you fail to do this then the owner cannot accept responsibility as they have been deprived of the opportunity to investigate and resolve the problem.

-It is strictly forbidden to duplicate keys or lend them to others, this might constitutes a serious criminal offense punishable by law. In the case of loss of keys is given a refund of € 20.00 for the damage caused.

-Under no circumstances may more than the maximum number of people as stated in the property description occupy a property except by prior consent stated on the booking confirmation. If this is not adhered to, the landlord has the right to ask the visitors to leave immediately.

-We take great care to ensure the property is clean and in good condition but it is the client’s responsibility to leave the property in the condition they found it. If guests do not leave the premises neat and tidy we will charge the guest an additional cleaning fee. Any spillages, fridge and kitchen benches must be wiped, floors swept, dishes washed, dried and put away clean and all garbage must be wrapped and placed in the garbage bin provided on the road. Any breakages or complaints should be notified to the owners immediately so that every effort can be made to resolve issues during your stay.

-You must engage in good neighbourly behaviour, preserve the residential amenity and not be a nuisance or annoyance to adjoining or neighbouring occupiers. Particularly noise should be kept to a minimum between 10 pm and 8 am and between 1 pm and 5 pm. Parents should please take care of their children constantly so that they do not disturb.

-The guests shall take all reasonable and proper care of the property, inside the house and in the garden, and any furniture, pictures, fittings and effects in or around the property and leave them in the same state of repair and condition at the end of the rental period as found at the beginning. Breakages and damage will be treated on a case by case basis and costs, repair or replacement may be taken from the deposit.

-You should not use towels or linen supplied in the property outside. Please supply your own towels for outdoor. Sun cream, fake tan, waterproof make up and hair dye can cause permanent damage to bedding, linen and towels and we ask all guests to take care when using these products. If you plan to use them, we recommend that you bring some spare linen in order to prevent staining during your stay. If such staining occurs, although every effort will be taken to remove any stains if this is not possible, a charge may be levied to replace these items.

-You will find informative brochure in the apartment, however the owner are glad to provide further assistance and information.

-Please be advised that the Owners / Housekeepers do not accept any responsibility or liability for loss of or damage to any of your personal items, belongings or vehicles, however caused or for any matters outside our reasonable control including without limit: interruptions in the supply of basic services such as running water, electricity, gas, etc

Privacy Policy (art. 13 D.lgs. 196/2003)
In accordance with Art. 13 Decree Law 196/2003, we wish to inform you that the sending of your request of informations/offers and/or the request of booking will involve the processing of your personal data, which Case Vacanza Cafarella carries out in full respect for your rights, your fundamental freedoms and in compliance with the minimum security measures provided by law. Your personal data will be processed exclusively for the purpose of selection and search for personnel, purpose to offer and effect hotel services, purpose to send periodical communications and promotions effected by Case Vacanza Cafarella.
Conferring the aforesaid data and acquiring consent is obligatory for the transmission of booking request, information request and the relevant processing of your personal data received in this manner. The data will be processed with both computerized mediums and on paper, and will be conserved and kept on file at the main office of Case Vacanza Cafarella. The data can be communicated to subsidiaries, controlling companies, affiliates or companies in any way connected to the Case Vacanza Cafarella, always for the same purpose of data processing indicated herein. In no case will the data be diffused. You are entitled at any time to exercise your rights in regard to the data processing Owner, in accordance with Art. 7 of Decree Law 196/2003, that is, you can request confirmation of the existence or not of personal data concerning yourself, even if not yet recorded, and communication of said data in intelligible form. You are also entitled to request updating, rectification and supplementation of the data. Lastly you are entitled to oppose, either wholly or in part, for legitimate reasons, the processing of the personal data concerning yourself, even if pertinent to the purpose for which they have been collected, and to oppose the processing of personal data concerning yourself for the purpose of sending advertising material or direct sale, or for carrying out market research of commercial communication.
The data processing Owner is Case Vacanza Cafarella.

This regulation is effective immediately. Failure to comply with this condition may be considered a serious breach of this agreement resulting in your eviction, the loss of your bond and/or other money paid by you.
